New Castle County home prices dip in March listings

March listings reveal a drop in median home prices across New Castle County as the housing market shifts.
The median home in New Castle County was listed at $421,502 in March, slightly down from the previous month's $425,000, an analysis of Realtor.com data shows.
Compared with March 2025, the median home list price increased 8.1% from $389,900.

New Castle County's median home was 1,900 square feet, listed at $213 per square foot. The price per square foot of homes for sale is down 1.7% from March 2025.
Listings in New Castle County moved briskly, at a median 38 days listed compared with the March national median of 57 days on the market. In the previous month, homes had a median of 45 days on the market. Around 586 homes were newly listed on the market in March, a 4.6% increase from 560 new listings in March 2025.

In Delaware, median home prices were $499,450, a slight increase from February. The median Delaware home listed for sale had 2,068 square feet, with a price of $237 per square foot.
Throughout the United States, the median home price was $415,450, a slight increase from the month prior. The median American home for sale was listed at 1,800 square feet, with a price of $225 per square foot.
The median home list price used in this report represents the midway point of all the houses or units listed over the given period of time. Experts say the median offers a more accurate view of what's happening in a market than the average list price, which would mean taking the sum of all listing prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high price.
